In an effort to provide you the highest level of service with
the ease of a smooth business relationship, OMS is able to offer
a comprehensive management package which covers all aspect of
home maintenance and operation. Whether you are renting
your home out short term, long term, or even if it is a second
home, OMS will treat your home with the utmost care to keep it
looking the way it did the day you purchased it!
When signing up
with OMS, you can expect the following services to be carried
out on a monthly basis:
MONTHLY
MANAGEMENT - OMS will oversee all aspects of your
property on a monthly basis. This includes, but is not
limited to, general management, payment of utility bills,
overseeing aspects of home care including maintenance and
cleaning, addressing guest questions and concerns while staying
at your property, and ensuring the property is maintained to the
highest standard. This is all covered under your monthly
management fee.
POOL CARE
- We have your pool serviced once a week, with additional
callouts as needed (additional charges may apply). The
pool levels are checked and chlorine replenished. The pool
is edge brushed and vacuumed as needed. The pool deck,
cage, and patio furniture are hosed down on an "as needed"
basis, usually twice a month.
LAWN CARE
- Lawns are cut on a weekly basis and including edging and
clean-up. Additional services such as lawn pest control,
lawn fertilization, re-mulching of plant beds, and trimming of
trees and shrubs may be added for an additional charge at the
owner's discretion.
AIR
CONDITIONING FILTER CLEANING/REPLACEMENT - Each month,
our staff will go to the home and inspect the air filter,
ensuring it is cleaned on a regular basis. On many of the
newer homes, reusable filters have been fitted upon building.
These filters are cleaned each month and replaced as needed.
On older homes that use the 30 day filters, these are replaced
monthly.
INTERIOR
PEST CONTROL - A general pest control service will be
carried out on the interior of the month and will include
spraying for ants and other insects. Call-outs are
included within reason. This charge does not include
exterior pest control, yard treatment, or termite treatment.
EXTERIOR
PEST CONTROL - Exterior pest control is carried out
quarterly and includes weed and feed for the lawn. In the
event that this service is provided by your homeowner's
association, it will not be levied.
In addition to the above monthly services that are carried out,
OMS will also provide the following additional services on an
"as required or requested" basis:
CLEANING
- The property will be cleaned on each changeover and will be
inspected by a member of management. In the event that the
stay of the guest is less than 7 nights, the guest will be
responsible for the cleaning charge. In the event that the
stay is 7 or more nights, the cleaning fee, which is based on
the size of the home, will be levied against the owners'
account. Spring cleans are recommended at least once a
year but carried out at the owners' request, and are billed at
twice the normal cleaning rate.
GUEST
REGISTRATION - Upon each guests' arrival, a member of
the management staff will go to the home to meet with the
guests. Guests are required to fill out a registration
form and provide a passport or driving license, as well as a
credit card for security of the home. An imprint of the
credit card is taken and retained until after the guest checks
out. In the event that any damage is caused to the villa
during the guests' stay, the damage costs will be levied against
their card.
GENERAL
MAINTENANCE - In an effort to keep costs to our owners
down, OMS will in-house many of the maintenance and repair items
that will come up. This includes, but is not limited to,
replacement of smoke detector batteries, repairs to small
appliances (i.e. garbage disposals), repairs to items in the
home (doors, toilets, etc.). In the event that OMS is
unable to complete a repair and has to hire an independent
contractor (such as for major appliances no longer under
warranty), the owner will be immediately notified and provided
with a quote to get the repair completed. |
